東涌業主增持 638萬購東環1房連書房
東環6B座中低層5室成交,單位實用面積408平方呎,1房連書房間隔,向南,享泳池景及山景,以638萬元沽出,折合實用呎價15637元,屬市價。

買家為區內業主,認為東涌區受惠基建落成,發展潛力優厚,決定增持一伙細單位,待將來退休後自用或收租,比較區內不同屋苑後,最終屬意東環樓齡新,質素亦佳,上述大一房單位放盤少有,迅速拍板承接。。參考同類單位市值月租約1.4萬元計,料回報約2.6厘。

原業主則於2015年1月一手買入單位,買入價419萬元,現沽貨帳面獲利219 萬元,期內升值52 %。唐氏續指,東環本月錄得3宗成交,平均實用呎價約15274元。
